COLUMBIA — Big changes are in the air as the infamous Bull Street district is gearing up for a transformation. Once known for its history with a troubled insane asylum, this area is on the verge of becoming a vibrant mixed-use hub that combines residential, commercial, and educational spaces all set against the backdrop of beautiful park views.

A Look at Current Projects

During a recent meeting of the city’s Bull Street Committee, held on September 16, members discussed several exciting projects that are either underway or on the table. One of the most buzzed-about newcomers is Pvolve, the first fitness studio in the Bull Street district, scheduled to open its doors by early 2025. Located in the ground floor of the Bennet building, it’s set to bring a fresh approach to fitness in Columbia.

Alongside Pvolve, Tupelo Honey Cafe will also call the Bennet building home, further adding to the culinary options for locals and visitors alike. Additionally, Methodical Coffee, a popular coffee chain from Greenville, has plans to open a cafe in the First Base Building. But that’s not all—Iron Hill Brewery has already made its mark by attracting attention with its vibrant brewpub concept, which opened in 2023.

More Amenities Coming Soon

While the district has seen a surge in eateries and fitness centers, there’s a growing conversation about the need for a grocery store as residents move in. Councilman Tyler Bailey raised this issue during the meeting, expressing the community’s desire for such a facility. Cox, the project manager, echoed those sentiments, stating, “Long term, we would love for a grocery store to be here. It makes all the sense in the world.” However, no specific plans have been confirmed yet, much to the anticipation of those in the area.

Residential Developments and Future Housing Plans

As the commercial landscape evolves, the residential side is buzzing too. There are currently five residential projects either completed or under construction, with the district zoning for over 3,500 residential units. Perhaps most exciting is the announcement of Midtown at Bull Street, featuring 90 affordable rental units, with rental prices linked to tenant incomes.

Other projects include the already leased Bennet apartment complex, which opened in May, and the historical Babcock building, now home to 208 apartment units—both nearly at full occupancy. The Merrill Gardens senior living facility, which opened in 2020, is also thriving, with a full roster of satisfied seniors enjoying its amenities.

Education Meets Innovation

Adding to the educational offerings in the area, the University of South Carolina is set to build a new $300 million medical sciences campus that aims to open its doors by fall 2027. This facility will not only provide academic opportunities but will also house research labs focused on crucial health topics, a library, and even retail spaces for the public.

A Community Takes Shape

As Bull Street continues to develop, there’s a clear goal in mind: to create an area that reflects the entire community of Columbia. “The goal really is to represent the widest cross section of Columbia that you can,” said Cox. This means a mix of options for everyone, from young professionals to growing families and even seniors looking for a vibrant community to call home.

The area isn’t just about residential and commercial spaces; it’s also becoming a hotspot for creative and innovative office spaces. The newly completed WestLawn building has already attracted several businesses, from law firms to consulting companies, which contribute to the buzzing activity in Bull Street.
