West Columbia is about to get some fresh and exciting changes with plans for a brand-new townhome subdivision! Nestled right off Platt Springs Road, a 10-acre vacant plot is set to transform into the stunning Faith Hill development, which has been in the works for over two years. This ambitious project is hoping to bring nearly 70 housing units to the area, and it seems that the community is buzzing with anticipation!
The future site of Faith Hill is a wooded area located between Highway 321 and Platt Springs Road, right across from Faith Lutheran Church. Once this project takes off, it will feature a total of 36 buildings, each boasting charming 1,500 square-foot townhomes. After successfully receiving a thumbs-up from the city’s planning commission on November 25, the developers wasted no time beginning to clear the land, getting those water and sewer lines in place, and prepping the site for construction.
Although the groundwork is already underway, the project still requires engineering approval from both West Columbia and Lexington County. The construction will be helmed by Hurricane Builders, a company with a solid track record of creating vibrant subdivisions in and around Columbia, having already built 11 subdivisions throughout the area.
Scott Morrison, a developer involved with this exciting project, estimated that by the end of next year, residents might find some homes ready to move into. However, full completion won’t happen until late 2025 or early 2026. So, if you’re looking to settle down in West Columbia, keep your eyes peeled for updates!
Platt Springs Road plays a crucial role in connecting rural areas with downtown Columbia. With an average of about 10,500 vehicles traveling this busy stretch daily, it’s essential to ensure smooth transportation for new residents. However, since the subdivision will only house roughly 70 units, a detailed traffic impact study wasn’t deemed necessary by Morrison, keeping things efficient for the developers.
One of the main goals of the Faith Hill development is to provide affordable housing for the average person. With the median household income in West Columbia hovering around $52,000 for 2022, these townhomes are expected to be a great option for those looking for a place to call home without breaking the bank.
This development comes right as Lexington County braces for a population increase of 8%, equating to about 25,000 new residents over the next decade. West Columbia is already buzzing with activity, as research indicates that at least 400 homes are currently under construction. Faith Hill won’t be the only new addition to the neighborhood, either. Recently, the city approved plans for another 55 single-family homes to rise on Comanchee Trail. Plus, a major redevelopment project is making waves, with a new four-story living complex featuring 224 multi-family units set to go up across from the House of Raeford chicken plant.
As West Columbia prepares for this exciting transformation, residents are eager to see how Faith Hill will enhance the community.
