Good news, Irmo residents! The proposed development at 2947 Dreher Shoals Road/S.C. 6 is making strides following some tense meetings and community discussions. After an initial denial and even a legal challenge, the Irmo Planning Commission gave a thumbs-up to the developer’s request to rezone 65 acres for the ambitious Water Walk development. This project aims to add up to 550 residential units to our beloved Lake Murray area.
The latest plans revealed a mix of residential options, with around 280 single-family homes and townhomes, alongside 220 senior-living units. But that’s not all—developers are also looking to sprinkle in some commercial spaces, which could include dining and retail options. And, if you enjoy a nice getaway, there’s even a proposed boutique hotel with a maximum of 75 rooms planned for the site.
This project has been in the spotlight since summer when community members voiced their concerns, particularly about traffic impacts and ensuring a buffer between new developments and existing neighborhoods. At one point, a resident took the town to court, trying to put a stop to the discussion about the project. However, luck was on the town’s side as the judge ruled against the resident, allowing the approval process to continue.
Fast forward to this week, and the Planning Commission held another meeting on the development. It was a different atmosphere compared to the packed crowd back in August, but concerns still echoed from the audience. Attendees reiterated worries about the project coming back for consideration so quickly. However, Assistant Town Administrator Doug Polen reassured everyone that the timeline was in line with town regulations and state laws.
The developers had adjusted their proposal slightly since the previous denial, adding plans for amenities and committing to various guidelines which allowed them to seek zoning bonuses. For instance, they will make a $1,000 contribution per unit to help the town expand its services. Plus, now there will be a variety of floor plans to choose from, which is great news for potential homebuyers.
Now, the rezoning recommendation moves on to the Town Council, who will be considering it for the first time in their upcoming meeting next week. Irmo’s future is looking up, with plans for robust buffers, walking trails, a clubhouse, and a swimming pool all included in the development proposal. The community can look forward to a slower-paced lifestyle, with houses designed to blend into the natural landscape.
Developers have emphasized that they are eager to deliver quality homes. They assured both the public and the Planning Commission that they are avoiding any unnecessary flattening of the natural terrain and focusing on preserving the area’s picturesque landscape.
Excitingly, developers shared that they are already in talks with popular local establishments to move into the commercial district, including well-loved spots like Blue Marlin, Heartland Veterinary, and many others, potentially transforming the area into a lively destination for both locals and visitors alike.
“It’s important for the town to grow the right way,” stated a representative from the development team. And as residents, we can all agree that thoughtful growth is key to preserving the charm of Irmo while accommodating our vibrant community.
