140 Dutchman Boulevard Leased to Two Diverse Enterprises

The bustling area of Irmo, in South Carolina, has seen its commercial scene spurred by the full leasing of a prominent industrial building. 140 Dutchman Boulevard, a flex/industrial building located directly off Interstate 26, has been fully leased in two transactions involving tenants representing different business sectors.

New Tenants Take Over

The building, marketed by Trinity Partners, has been divided into two sections for incoming businesses. Spray Foam Genie, a national spray foam insulation franchise, will inhabit a warehouse space of 3,000 square feet from the first quarter of 2024. The company, known for insulating homes with sustainable and eco-friendly materials, currently operates from 26 locations across the U.S.

The second, larger section of the building, covering an area of 4,500 square feet, has been leased by the Industrial Kiln and Dryer Group Inc.. A leading player in the rotary processing equipment industry, the Industrial Kiln and Dryer Group is set to expand its operations into South Carolina. Following a pattern similar to Spray Foam Genie, they will also commence their operations from the first quarter of 2024.

Well-represented Lease Transactions

The leasing deal has seen significant participation from reputed agencies in the region. Trinity Partners’ realty team, including Braden Shockley, Roger Winn, and Will McGregor, represented the landlord. Spray Foam Genie was represented by Michael Crowley and James Rogers from Wilson Kibler. Industrial Kiln and Dryer Group, on the other hand, had Ryan Causey, Nick Stomski, and Jake Nidiffer of Trinity Partners representing their interests.

Implications of the Leasing

With two businesses expanding their footprint into Irmo, the commercial landscape of the area is poised for further growth. Both companies bring unique expertise and services that will enrich the industrial fabric of the city. The Spray Foam Genie franchise, with its emphasis on eco-friendly insulation solutions, caters to a contemporary need for sustainable construction practices. Meanwhile, the national solutions provided by the Industrial Kiln and Dryer Group in rotary processing equipment will strengthen the industrial credentials of Irmo.

Not only does this leasing echo the increased commercial vibrancy of Irmo, but it also serves as an encouraging indication of the local economy’s ongoing recovery and development in the post-pandemic period. As businesses continue to find attractive prospects in the area, Irmo stands to gain as a thriving hub for diverse industries.

What’s Next?

The move signifies the growing business interest of the companies in South Carolina, with their expansion plans into Irmo set to kick-off during the first quarter of 2024. The city of Irmo, with this full leasing of the Dutchman Boulevard commercial building, will undoubtedly closely watch the impact and growth of these two national enterprises.
