Columbia is buzzing with exciting news as a long-stalled luxury apartment complex on Main Street is finally moving forward! That’s right, folks! The nearly 6-acre property at 2222 Main Street, which has been an empty lot for over a decade, is getting a makeover, and it’s going to be bigger and better than ever!

The Big Design Plans

Back in 2021, the city gave a green light for a major overhaul of the former Jim Moore Cadillac site, but progress has been slow. Developer Steve Middleton, president of Commonwealth Properties, promised to build the “nicest” apartments in Columbia. Originally slated for approximately 250 luxury units, they’ve now upped the ante to a whopping 320 apartments! Just imagine, with average sizes of around 929 square feet, there will be one-, two-, and three-bedroom units to choose from.

This isn’t just about building apartments; it’s about creating a lively community space. The project will feature a swimming pool, cozy heated spa area, beautiful courtyards, and much-loved amenities. How about a rooftop dog park? Yes, please! Plus, there will be a rooftop club room, a game room, and two spacious rooftop decks. Residents can bask in the sun while enjoying stunning views of the pool courtyard and those lovely Columbia sunsets over the central business district.

Addressing Environmental Concerns

You might be wondering, why has it taken so long for this project to get off the ground? Well, the site had its fair share of challenges. Those pesky environmental hazards left over from its days as an auto-repair shop caused delays, and not to mention escalating construction costs. But the good news is that developers have finally found a way to make the numbers work and push ahead with their plans!

Parking and Traffic Recommendations

With urban living, comes the challenge of parking. Not to worry! The developers are planning on a gigantic 467-unit parking garage specifically for this project, with an additional 47 surface parking spots available!

As part of the plans, a detailed traffic study has been submitted to the city, indicating a need for some tweaks in the area’s street design. Recommendations include adding new turn lanes on North Main Street and narrowing down southbound traffic between Confederate Avenue and Elmwood Avenue to just one lane, all to enhance the flow as more residents call Columbia home.

It’s heartening to note that the Cottontown Bellevue Historic District Neighborhood Association has sent a letter of support for the project. They’ve been in touch with the developers since 2021, showing that community engagement can often pave the way for successful projects. Their backing is a testament to the positive shifts this complex could bring to the neighborhood.

So, what’s next? The Columbia Planning Commission is set to gather for a regular meeting on Thursday where they will discuss the updated apartment proposal.
