In a recent twist, the Columbia City Council has moved to repeal the strict height limit on buildings in this buzzing area, potentially paving the way for new, soaring structures that will enhance the skyline and the local economy.

A Change in the Skyline

At the March 18, 2025, council meeting, the proposal to lift the 75-foot height limit on buildings in The Vista was approved, igniting discussions and hopes for what this change means for the already thriving neighborhood. Until now, The Vista was stuck with an ordinance restricting building heights to 75 feet. But with the hotel boom in full swing, the need for more accommodation options has prompted this refreshing proposal.

The Innovista Design Overlay District, which encompasses large sections between the Congaree River, Assembly, Gervais, and Blossom Streets, is set to see some significant changes that reflect the growth and demand for space. The council did strategically decide to keep the height limit in place for a specific block at the corner of Gervais and Huger streets, where you’ll find popular spots like a McDonald’s and the new Homewood Suites and Tru by Hilton hotel.

Keeping it Local

To maintain a balance, the existing height restrictions will remain active within a 300-foot radius of any residential neighborhood. This move protects historical areas such as the Granby Mills neighborhood, ensuring that Columbia’s rich history remains cherished while the area evolves to meet modern needs.

With the proposal primarily intending to catch the attention of major hotels for the Columbia Convention Center, event planners are thrilled. A bigger hotel presence would enhance the center’s capability to host larger-scale events, making Columbia a prime destination for conferences and gatherings.

Mayor Daniel Rickenmann, a big advocate for the idea of taller buildings and the need for a convention center hotel, has long been aligned with this vision. Yet, before anything becomes official, the proposal needs to see one final vote from the city council.

The Rise of New Hotels

Despite the height restrictions in place, The Vista has seen tremendous growth and change. Once considered an industrial corner of the city, it is now a hotspot for nightlife and entertainment. The neighborhood’s appeal has led to an impressive number of hotel projects on the horizon.

Exciting new builds include the much-anticipated seven-story Homewood Suites and Tru by Hilton, slated for completion by January 2025. Buzz is already building for additional hotels that are being planned close to the Columbia Metropolitan Convention Center.

But that’s not all! A unique boutique hotel, The Shepherd Hotel Columbia Vista, is taking shape in the historic former Columbia Central Fire Station and is expected to offer 60 charming rooms by fall 2025.

Moreover, hotel enthusiasts can look forward to the impending arrival of a 301-room Hyatt hotel and apartments being developed by The Arnold Companies, along with a boutique hotel transformation of the old South Carolina Armory.

With its prime location near the University of South Carolina, the Colonial Life Arena, and a plethora of dining options, the demand for hotel accommodations in The Vista has only increased. Visitors have flocked to the area for its blend of cultural richness and contemporary amenities.
