BAY POINT ISLAND, Beaufort County – Unanticipated structures have emerged on the landscape of the formerly quiet Bay Point Island, causing a buzz among locals and raising concerns among county officials. The structures, four green, yurt-like constructions and accompanying solar panels, have drawn attention due to the island’s controversial history with development.
The 1,200-acre island, found nestled between the Atlantic Ocean and the Port Royal Sound, has been a point of contention over the last decade due to proposed development efforts. Plans for an ecotourism resort were shut down by the county in 2020, and despite drawn out appeals into 2023, the idea was eventually abandoned. However, earlier this year, unexpected plans for residential development were announced.
Inquires have flooded into county officials, questioning the origins of the new structures and whether necessary permits for their construction were granted. The developers associated with the future plans for the island, Whitestone Resources, stated that these structures are simply mobile, primitive campsites, which they claim do not require permits. Representatives for the developers further explained that the structures are being used as a base for scientists and volunteers who are aiming to preserve the island.
While county officials are yet to offer a definitive answer as to whether permissions for the structures were mandatory, it’s reported that the matter is currently under investigation.
Prior to this recent development, the main struggle surrounding the island stemmed from a proposed 50-unit ecotourism resort, which included wellness centers, restaurants, a solar farm, and an earth lab. This proposal, although initially denied, was later given approval after a brief period of consideration. This choice was eventually overturned by the Zoning Board of Appeals in September 2020. The court decision denying the resort proposal was unexpectedly withdrawn in early 2023.
Following a year-long silent period after the withdrawal of the appeal, press releases in February 2024 revealed a new plan. The announcement brought to light a hotel management agreement between IHG Hotels and Resorts, Six Senses, Whitestone, and Redrock Portfolio Inc. The agreement outlined an eco-conscious resort, spa, and residential community with locations across Beaufort County; Hilton Head Island, Daufuskie Island, and Bay Point Island.
While the controversial island is currently zoned for one single-family residence per 3 acres, the shifting sands of Bay Point Island present a unique challenge for development. As time passes and new plans are forming, the situation on Bay Point Island continues to stir interest and concern in Beaufort County.
