New Apartment Complex Planned for North Columbia, SC

A major housing development is being considered north of Richland Hospital and south of Lorick Park in the growth corridor of North Columbia. The proposed six-building project involves the construction of a 144-apartment complex located between the U.S. Highway 321 and S.C. Highway 277. The site for the proposed development covers nearly 17 acres of a wooded parcel at the corner of Lorick and West avenues.

Prepared by Cox and Dinkins, Inc., the site plan outlines a composition of 36 one-bedroom, 72 two-bedroom, and 36 three-bedroom apartments. In addition, it includes provisions for surface parking spots for 260 vehicles, according to the application submitted to the city by Victor Salereno.

City Leaders on Housing Needs

The city leaders frequently highlight the need for more housing developments in the Columbia area, especially along the North Main Street corridor where the new project is planned. Despite the demand, not all housing projects in the corridor have generated enthusiastic responses.

Earlier housing projects, such as the Benton Crossing, a new affordable housing venture at the corner of River Drive and Main Street, have met with neighborhood concerns. Residents were anxious that the building may be disproportionately tall and could exacerbate traffic issues. Today, the Benton Crossing apartments are now being filled, and the concerns of residents remain to be seen.

Mixed Messaging Over Another Housing Project

Another newly developed apartment complex down Main Street at the Scott and Main streets intersection has also elicited mixed reactions. The complex named The Woodley, with a plan of 102 units and 1,800 square feet of retail space for office or storefront, was initially intended to serve low-income veterans. However, residents have complained about receiving unclear information about the project.

Next Steps

The Columbia Planning Commission is set to consider the plans for the proposed housing development on Lorick Avenue. The regular meeting to discuss the project is scheduled for Thursday at 4 p.m.
